Quarterly Visit Services
Four times a year, a Home Watchman technician visits your home to handle your most time-sensitive maintenance tasks. Every visit is logged and contributes to your Home Health Score.
HVAC Filter Replacement
We replace your HVAC air filter with the correct filter type and MERV rating for your system. Dirty filters force your system to work harder, spike energy bills, and dramatically shorten equipment life.
Includes filter cost for standard 1" filters. Upgrade filters available.
Home Health Score Update
After every visit, we calculate and update your Home Health Score — a 0–100 rating of your home's key systems. You receive a full digital report showing what was serviced, what was found, and what's coming up.
Digital report delivered within 24 hours of each visit.
Annual Services
Included with your plan, these annual services tackle the bigger maintenance tasks that protect your home's structure and major systems from costly long-term damage. Annual services are scheduled near the end of your subscription year.
Gutter Cleaning
We clear your gutters and downspouts of leaves, debris, and blockages before they cause water to back up against your roof, fascia, or foundation. Scheduled in fall after leaf drop.
Single-story homes included. Two-story available at additional cost.
HVAC Compressor Cleaning
Your outdoor compressor unit gets a thorough cleaning — coils, fins, housing, and surrounding area. A clean compressor runs cooler, uses less energy, and avoids the most common cause of summer breakdowns.
Scheduled in spring before cooling season. Includes coil rinse and fin straightening.

Common Questions
What if I need a specialty filter for my HVAC?
Standard 1-inch filters are included in your plan. If your system requires a thicker media filter (4" or 5") or a specialty filter, we'll let you know the upgrade cost before your first visit. Most homes use standard filters.
When is the gutter cleaning scheduled?
We schedule gutter cleanings in the fall after the majority of leaves have dropped in your area — typically October through November. We'll contact you to confirm your preferred window.
Is there a minimum commitment?
Yes. All plans require a 6-month minimum commitment. Annual services such as gutter cleaning and dryer vent cleaning are scheduled near the end of your annual subscription period, so you get the full value of your plan.
Can I add services not included in the plan?
Yes. We offer add-on services including dryer vent cleaning, water heater flush, and smoke/CO detector testing. Ask about add-ons when you sign up or at any quarterly visit.
What if I need to reschedule a visit?
No problem. You can reschedule any visit with at least 48 hours notice at no charge. We'll work around your schedule — most customers give us a standing window (e.g. Tuesday mornings) and we handle the rest.
